What this number is
- Under this dollar, a normal mortgage; over it, a harder loan, usually a worse rate.
- The nationwide floor for a 1-home building in 2026 is $832,750. Some costly counties are higher, up to the published ceiling of $1,249,125 for a 1-home building. A few listed areas are higher still — we use the county row from the file, never a made-up extra.
- 2-, 3-, and 4-home buildings have their own published dollars on the same county row. We do not scale the 1-home figure ourselves.
This is an estimate, not a loan quote, rate, or approval. Lenders still check credit, income, and the home.
